Moisture first, finishes second
Georgia humidity, red-clay drainage and sloped lots mean grade and drainage come before framing. Our sequence: water management and vapour control, a moisture test, then framing, rough systems, insulation and finishes. Finishing in the wrong order is how a terrace level gets redone in five years — see our basement cost and moisture guide.

Market guide ranges, October 2026 — published Atlanta/Marietta sources and Remodeling Magazine Cost vs. Value 2025 (Atlanta), reconciled in our research. These are planning ranges, not a quote for your home; your written scope sets your price.
A basement bathroom is the biggest cost lever: below-grade plumbing can need an ejector pump, and that reality belongs in the estimate, not in a change order.
Bedrooms, egress and code
A terrace-level bedroom needs a code-compliant emergency escape and rescue opening, plus smoke and CO alarms — Georgia's current code is the 2024 IRC with Georgia amendments (effective January 1, 2026). Sleeping rooms also trigger CO-alarm compliance in the home. We design egress before framing, not after inspection fails.
Terrace-level in-law suites
Internal basement and terrace-level suites are the lawful multigenerational product in Cobb County today — detached ADUs are not currently allowed as-of-right in unincorporated Cobb. See in-law suites & the ADU rules, honestly.
