Three routes to a door that closes
- Home office addition — purpose-built, with its own HVAC zone and the best light; priced with home additions
- Attic or garage conversion — the fastest new room in the house, with egress and insulation done properly
- Built-in workspace — a spare bedroom or living-room wall with custom built-ins, electrical where the desk actually is, and doors added for calls
The details that decide whether it works
Sound insulation in the office wall, a solid-core door, outlets and lighting planned around the desk position, and background you are happy to show on video. East Cobb listings market dedicated offices as premium features — a converted-on-paper bedroom with no door does not earn that label.
The bonus room over the garage: Marietta's ready-made office
Many 1980s and 1990s Cobb homes already have the office half-built: the finished room over the garage. It is usually the right size and already separated from the bedrooms, but it also runs hot in August and cold in January, sitting over an unheated garage at the end of a long duct run. Insulation, duct balancing and a real door at the stair are what turn it into reliable workspace.
- Garage-ceiling insulation checked first — it is the usual comfort culprit
- Floor checked for desk, files and bookcases before heavy storage moves in
- Stair and landing door options priced where calls need a closed boundary
